Building Information Modelling or BIM is the digital representation of 2D and 3D elements of a building, with every element being parametric, i.e., when the property of one element is modified, all the other associated elements also change automatically. Modelling in BIM is equivalent to constructing a building in digital space. The 4th and 5th dimensions can also be modelled which are project time and cost variables respectively.

The US National Building Information Model Standard Project Committee has the following definition:
Building Information Modelling (BIM) is a digital representation of physical and functional characteristics of a facility. A BIM is a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life-cycle; defined as existing from earliest conception to demolition
The information contained in a BIM model of any project can be utilised in the following ways:
    • Clash detection between different disciplines ( beams intersecting HVAC ducts as an example)

    • Cost analysis

    • Time scheduling

    • Phasing

    • Energy Simulation modelling

    Architectural, Structural, Mechanical, Electrical, Plumbing, Landscape and interior modelling can be incorporated using BIM applications. There is also a scope for developing in BIM material manufacturer’s details, so that the virtual building model can be transferred by the design team to the contractor and sub contractors without loss of any information and a single model can be used for integration of all services, clash detection, decision making and construction.
